Homeowner Demand Letter Template

The point of a demand letter is to introduce yourself, tell your story, and explain what you are asking from the bank. It will form the backbone of any online petitions, and other outreach.

Header - Address the letter to your lender

  • “Dear Wells Fargo, ” or “Dear US Bank,”

Paragraph 1- Introduce yourself (5-6 sentences)

  • Who are you?

  • Do you have family?

  • Where do you work?

  • Is there anything else special that you would like to tell about yourself?

  • How long have you lived in your home?

  • END PARAGRAPH 1 WITH A SENTENCE LIKE “I am fighting for my home”, or “My lender is trying to take my home” SOMETHING THAT HOOKS THE READER INTO YOUR STORY

Paragraph 2- Why is the home important? (5-6 Sentences)

  • When did you move in to your home?

  • Why did you choose the home you live in?

  • What is the neighborhood like?

  • Are you involved in any community groups, churches, neighborhood associations, etc?

  • Has the house been sold at a sheriff’s sale, if so when?

  • END PARAGRAPH 2 WITH A SENTENCE LIKE “I want to stay”, or “I am not leaving” SOMETHING THAT EMPOWERS YOU AND THE READER.

Paragraph 3 - Why are you in foreclosure? (5-6 Sentences)

  • What happened?  Were the payments too high? did you get sick? Lost job?

    • BE HONEST, OTHERS HAVE HAD SIMILAR EXPERIENCES AND WILL HE

  • Did you try to contact the bank?  What was their response?

  • How has working with the bank felt, what is it like?

  • Did the bank work with you?

  • END PARAGRAPH WITH A SENTENCE LIKE “I want to pay for my home, but I need the bank to work with me”, or “I want the bank to give a fair negotiation” SOMETHING THAT MAKES YOU SEEM REASONABLE, READY TO BE PROACTIVE

Paragraph 4- What is your demand? (5-6 Sentences)

  • What do you want the bank to do? For example,

    • “I want Wells Fargo to negotiate with me and my family”

    • “I want US Bank to Re-write my mortgage to the price of my house”

  • What is your bargaining chip, what is your leverage against the bank? For example,

    • “I refuse to move out until I get this negotiation”

    • “I will not leave until they come to the table and give me a fair deal”

  • What do you want the people reading this to do? For example,

    • “I am asking my neighbors to support me and my family”

    • “I want all the others in a similar situation to come together and fight with me”

  • End with your vision for the community...What does a complete victory look like? For example,

    • “I want to live in a world where housing is a human right, and where the needs of families are more important than the profits of the banks.”

    • “I want my community to be strong.  Human being need stability”
